An early single family house in the portfolio. This property was purchased in great condition and with a minor bit of flooring, paint touch up and cleaning we were able to bring this property to rental condition within 2 weeks of renovations.
Given the property was already in fairly great condition, the strategy was to acquire the property significantly under the market value. The previous agent did not market this property appropriately (think cell phone picture of the front of the house only) and as a result this property did not get much attention. After locking up this property and spending about $10K on renovations, we were able to refinance this property to pull out over 90% of the investment (downpayment, closing and renovation costs).
Campbell Duplex
This property was purchased off market directly from the seller. The property is a duplex and consists of two bedrooms on the main floor unit and one bedroom on the upper floor unit.
The property has a fully un utilized basement that is ready to be made into a finished unit or add additional bedrooms and living spaces. In addition, the property is within a 10-minute walk to the University of Windsor and as part of the purchase we were able to include the vacant lot adjoining the property.
We have since fully renovated both the upper unit creating a 2-bedroom unit, and the main floor – temporarily keeping this as a two-bedroom unit. The long-term plan for this property is to finish the basement unit creating an additional three bedrooms, which will create a 7-bedroom aggregate property. Given the proximity to the university, this will be a great student rental property.
In the meantime, we were able to get both units vacated within a few months of closing the property, renovated both units spending in aggregate $30K and refinancing to withdraw the capital (down payment, closing and renovation costs) invested in the property for a full BRRRR.

The result – there is additional room to lift the property by adding more bedrooms in the basement, we have no capital in the property, the property covers its costs while cash flowing and we were able to acquire the vacant land adjoining the property to utilize at a future date.

Each town is being turned over one by one and the project is currently underway. At any point based on current market fluctuations a full BRRRR can be performed, however refinance to withdraw investor capital will occur at the end of the all three towns renovations!

Student rental duplex purchased less than 5 minutes to the university! This 7 bedroom duplex will provide great cash flow once the current pandemic comes to an end! We are currently renovating this property to make it into an 8 bedroom duplex, and then will be refinancing this property to pull out our invested capital and do a partial BRRRR.
